Everyone with a character level 15 or higher should buy a house - this guide will make it easy to buy your first one!
Even if you have no interest in decorating it or the roleplaying aspect, a house gives you some benefits:
“Classic” houses cost as little 1 gold! There are also “Premium” houses that require mithril.
You need to be level 15. You can only own one “classic” house per account.
Go to the Housing Broker in Bree, near the Town Hall. You can see what they have available and tour a house before buying it.
If unsure, pick one of the classic homesteads for your starter house. There are four to choose from:
Some kinships have a housing directory that will tell you which homesteads and neighbourhoods your kinmates are in, so that you can pick a house next door to them!
Easiest is to click on the “For Sale” sign outside the house. You can also buy it directly from the broker.
Congratulations - you’ve just bought your shiny new house! Here’s how to get the most out of it.
Show off your house to your kinnies!

Note that while this allows kinmates to fast-travel to your house, it doesn’t allow them to enter!

Remember to set permissions for both “Everyone” and “Kinship” - they are separate!
An empty house is… not very interesting, so place some furniture and decorations around to reflect your style and to show off your trophies!
To enter decoration mode, click on the little flower symbol on the lower left edge of your radar.
There is a bewildering variety of things that you can decorate your house with. Luckily for you, we’ve written a beginners guide to get you started! We also have a number of display homes decorated using only items that a level 1 character could obtain.
A Group of Friends has a tradition where they put on a fireworks show every time a member buys a house. They also have a directory of all their homesteads and neighbourhoods for members.
